Pleasant Prairie Approves Plan for New Development, Including Carwash and Office Space
PLEASANT PRAIRIE, Wis. — The Pleasant Prairie Village Plan Commission approved a Master Conceptual Plan to subdivide and develop properties at the southwest corner of State Trunk Highway 165 and STH 31 following a public hearing on Monday.
The plan includes constructing 105th Street and creating three commercial development sites, including a Rocket Wash car wash facility and two future buildings for retail and office space.
The development is located south and east of the Kwik Trip facility on 72nd Ave.
The 2.3-acre parcel designated for the Rocket Wash car wash will feature a 5,480-square-foot facility with 30 parking spaces, keeping over 44% of the site as open space.
Another 3.2-acre site will be developed with a future 12,000-square-foot office or retail building, providing 103 parking spaces and maintaining over 36% open space.
The third site will consist of 3.1 acres and host a 16,900-square-foot office or retail building with 94 parking spaces, leaving over 47% of the land as open space.
A Traffic Impact Analysis completed by the Village in November 2023 identified the need for traffic improvements.
The Wisconsin Department of Transportation has approved the proposed construction of 105th Street to connect with STH 31, and the developer will implement all necessary traffic flow enhancements.
